  1. Information We Process

    When you visit the site or submit the property form, we process:

    • The name, email address, phone number, and property address you provide
    • Property and valuation information retrieved from property-data providers
    • Internal evaluation, lead, referral, renovation, and follow-up records
    • Technical and security information such as timestamps, submission identifiers, browser or network information, reCAPTCHA results, and limited server logs

    For application rate limiting, identifiers derived from IP address and email are stored as keyed hashes rather than raw values.

  2. How We Use Information

    We use this information to:

    • Receive, review, and evaluate property inquiries
    • Retrieve property information and prepare internal estimates
    • Contact you by email, phone, or text about the submitted property
    • Prevent spam, fraud, and abuse and keep the site secure
    • Maintain internal business and property-project records
    • Coordinate a referral with a selected real-estate buyer or wholesaler when our team chooses to refer a lead

  3. Service Providers and Referrals

    We use the following services to operate this website and review property inquiries:

    • Supabase stores property submissions, evaluation results, and internal CRM records and provides staff authentication.
    • Vercel hosts and runs the website and may process request and operational log data.
    • Google Maps/Places supports address autocomplete, and Google reCAPTCHA helps detect automated abuse.
    • RealtyAPI receives the property address to retrieve property information.
    • Google Gemini receives the property address and retrieved property details to help create a preliminary internal estimate. The current implementation does not send your name, email address, or phone number to Gemini.
    • Google/Gmail delivers seller and internal email notifications.

    If our team decides to refer a lead, a team member may manually share relevant seller or property details with a selected real-estate buyer or wholesaler. Marking a lead as referred in the internal dashboard records the assignment; the dashboard does not automatically send the lead.

    We do not use seller information for third-party advertising in this application.

  4. Automated Tools and Property Estimates

    Automated tools may help create a preliminary internal property estimate from address and property data. These outputs are advisory and may be incomplete or inaccurate. In the current configuration, an exact seller-facing offer is not sent automatically; a team member reviews the inquiry before any binding decision or offer.

  5. Cookies and Similar Tools

    The staff dashboard uses strictly necessary first-party session cookies for authentication and security. Public pages use Google Maps/Places address autocomplete and Google reCAPTCHA. These Google services may use cookies or similar browser storage and process device and network information under Google's terms.

    We do not currently include first-party advertising pixels or advertising analytics in the application.

  6. Storage and Security

    Property submissions and internal records are stored in Supabase; Vercel processes requests while running the application. We use staff authentication, database access controls, and other measures intended to limit unauthorized access. No Internet service can guarantee complete security.

  7. Retention and Requests

    We retain information as needed to evaluate and follow up on inquiries, maintain internal business and security records, and meet applicable obligations. You may request access, correction, or deletion by contacting us. We may need to verify the request, and some records may be retained where required or permitted.

  8. Processing in Other Locations

    Our service providers may process information in the United States and other countries where they operate. Their locations, transfer mechanisms, and safeguards are described in their applicable privacy and contractual terms.

  9. Policy Changes

    We may update this policy as the service changes. When we do, we will post the revised policy here and update its effective date.
