Terms of Service for simplehomeoffer.org

These Terms govern your use of simplehomeoffer.org, a service provided by DND Solutions. By submitting information through the site, you ask us to review the property and contact you about a potential transaction.
The Service
The public seller flow lets you submit property and contact information for our review. It does not create a seller account. We may send a confirmation and later contact you about a potential transaction.
We use property-data services, internal calculations, and AI tools to help prepare a preliminary internal estimate. A submission is not an offer or a promise to purchase the property.
Information and Communications
You agree to provide information that is accurate to the best of your knowledge and that you are authorized to submit. By providing contact details, you ask our team to contact you by email, phone, or text about the submitted property and a possible purchase or referral.
Our Privacy Policy explains the information we process, the service providers involved, and how a team member may manually share relevant details with a selected real-estate buyer or wholesaler when we choose to refer a lead.
Accounts and Access
We do not create accounts, passwords, or profiles for sellers who use the public form. A separate authenticated dashboard is limited to authorized staff. You may not attempt to access that dashboard or any other non-public part of the service without permission.
Estimates and Automated Tools
Preliminary estimates may be created with automated tools and third-party property data. They may be incomplete, inaccurate, or change after review. In the current configuration, an exact seller-facing offer is not sent automatically. No estimate is binding unless it is included in a later written agreement signed by the appropriate parties.
Storage and Providers
Submission and internal CRM records are stored in Supabase. Vercel hosts and runs the application. Google Maps/Places, Google reCAPTCHA, RealtyAPI, Google Gemini, and Google/Gmail support the address, security, property-data, evaluation, and email functions described in our Privacy Policy.
Prohibited Use
You may not:
- Submit false or misleading property information
- Interfere with the website's operation or security
- Use automated means to abuse or overload the service
- Attempt to access a non-public part of the system
We may block requests or restrict access when needed to protect the service.
No Guaranteed Offer or Transaction
We do not guarantee that a submission will receive an offer, that an estimate will match a final price, that we or another buyer will purchase the property, or that communications will always be available or delivered without delay.
Changes
We may update these Terms as the service changes. The current version and effective date will be posted on this page.
